Common questions

What expenses can I claim as a landlord?

Typical costs include letting agent fees, repairs, insurance, ground rent and service charges, utilities you pay, and accountancy fees. Improvements are treated differently from repairs.

I own a property jointly. How is it taxed?

Usually each owner is taxed on their share, which for married couples is normally 50:50 unless you elect otherwise.

Do I pay UK tax on rent from my flat in Ukraine?

If you are UK tax resident, usually yes, with credit for any Ukrainian tax paid. Our guide on income from Ukraine explains more.

Should I hold property in a company?

Sometimes, mainly for higher rate taxpayers building a portfolio. Moving existing property into a company can trigger tax, so get advice first.
